Ways to save money when building a house extension

When building an extension everyone should work to a budget to control costs.

With the cost of materials increasing every year it is prudent to look for cost saving ideas when carrying out a house extension. There are several ways to save money:

1.Open an account with a local builders merchant(tell them you want free delivery)as this can save you up to 20% off your material costs.

2.Use several different tradesmen rather than a main contractor(who will add at least 25% on to each trade supplied, as his profit).

3.Don't always go for the cheapest tradesmen as they may cost you more in the long run if their work is not up to standard.

4.Organize your programme of works so extra costs aren't incurred ie, scaffold hire extended because roof trusses weren't ready on time ,etc.

5.Try to manage the different tradesmen yourself, this may seem a daunting task ,but you could save up to 30-40% on the overall build if you use local (recommended) tradesmen rather than 1 main contractor.

6 Make sure you get a quotation for the work rather than an estimate as the latter can increase without you having any control over it.

If you follow most ,if not all of these ideas, you will get your dream extension finished under budget to your standard and can also be proud of your acheivement.
